The Right Seal For The Project

  For most projects, we recommend a Siliconate penetrating sealer, like Siloxa-Tek 8500 By Ghostshield. This chemically reactive deep penetrating sealer is ideal for residential driveways, and sidewalks, fountains, statues, and other structures. Siloxa-Tek 8500 is a Siliconate penetrating sealer ideal for curing new broom finished concrete and sealing existing broom finished concrete and porous block.

How Long Will It Last

Acrylic topical coatings have the shortest lifespan, needing re-applied every 1-3 years. Epoxy and urethane systems last between 5-10 years, closer to 5 if the surface experiences heavy traffic. Reactive penetrating sealers are the longest lasting concrete sealers, wearing away only if the substrate surface itself wears away. These can last up to 25 years in some cases, but we recommend re-sealing concrete driveways every 5-10 years.

  • Water based - Low VOC’s, environmentally friendly


Typical drying time is 4-6 hours at 70°F and 50% relative humidity. Cooler temperatures or higher relative humidity can extend the drying time. Treated surfaces will be ready for pedestrian and vehicle traffic within 24 hours. Water repellency will continue to develop within 7 days of application.

We average $0.80 cents a square foot installed.  Because every driveway is a bit different, it is difficult to provide a price per driveway without the measurements.  A 10'x10' patio is roughly $80 to seal.
